5 years ago, I was 26, working full-time, and about to rent out my first property with absolutely no clue what I was doing.

Someone recently asked me for advice on renting out their home for the first time, and it hit me—I was in their exact shoes half a decade ago.

Back then, I was ridiculously optimistic. I thought tenant horror stories happened to other people. I was convinced I’d do everything right and avoid the drama.

Spoiler: I didn’t avoid the drama.

My first tenant wasn’t even chosen by me—she was placed by a brokerage I trusted. They told me her bad credit “wasn’t a big deal” and that not charging pet rent for her two dogs was “normal.”

Turns out she had two dogs AND a cat. Paid late every month. Created constant problems. And left me with more stress than actual rent money.

That experience taught me the most important lesson: no one will ever care about your property or your peace of mind more than you will.

So I stopped outsourcing the decisions that should’ve been mine. I learned how to screen properly, write strong leases, and manage my rentals with systems instead of stress.

If I could go back and give my 26-year-old self advice, here’s what I’d say:
    •    Speed matters—respond to inquiries within minutes, not hours
    •    Screen like your investment depends on it (because it does)
    •    Documentation protects you when things go sideways
    •    Clear communication prevents 90% of tenant issues

I thought doing my tenants a favor would be appreciated. Instead, I got lectured about dog-safe salt.

This winter has been brutal for snow. We’ve gotten hit hard, and it’s been relentless.

In past leases, I used to split snow removal responsibility: anything over 4 inches was on me, anything under was on the tenants. I’d provide them with salt and shovels, and some winters it worked in their favor, some winters it worked in mine.

This year, I changed all my leases to make snow removal 100% the tenant’s responsibility.

But then Christmas came around, and we’d just gotten dumped on. I thought, “You know what? It’s the holidays. Let me help them out.”

So I hired someone to come shovel all the pathways. I didn’t tell my tenants I was doing it—I just wanted to do something nice without making it a thing.

The pathways got cleared. Problem solved. Or so I thought.

Then I got a message from one of my tenants.

They were concerned because they weren’t sure if the salt that was used was dog-safe. Then came the lecture about how poorly the shoveling job was done and how the wrong type of salt could harm their dog.

Now look—I’m a dog person. My dog IS my entire personality. I literally put snow boots on my pup when we go on walks because I don’t want to take any risks with their paws. I get it.

But here’s what got me: I wasn’t required to shovel. It wasn’t in the lease. I paid someone out of my own pocket to do them a favor during the holidays.

And instead of “thanks,” I got criticized for the quality of the work and the type of salt used.

Here’s what I learned: sometimes doing extra for tenants sets expectations you didn’t intend to create.

When you go above and beyond what’s required in the lease, some tenants see it as the new standard rather than a gesture of goodwill. And when it’s not done to their exact specifications, you become the problem.

I’m not saying don’t ever help your tenants out. But I am saying: if you do something that’s not in the lease, make it clear it’s a one-time favor, not a new obligation.

I thought detailed contracts prevented all surprises. My contractor proved me wrong at the worst possible time.

We were halfway through a major renovation when my contractor told me he needed significantly more materials than initially anticipated.

Then came the $10K+ change order. And the ultimatum: approve the cost immediately or he walks, leaving me with an unfinished project.

I had two choices: pay what felt like an inflated surprise bill, or scramble to find a new contractor mid-renovation and risk even more delays and costs.

So I stayed up until 10 PM negotiating. Pulled out our original contract, went through past conversations, and pushed back on every line item I could challenge.

After hours of back and forth, we finally reached a compromise. But it was one of the hardest lessons I’ve learned about managing contractors.

Here’s what I wish I knew before signing that contract:
Change orders aren’t optional—they’re inevitable. No matter how detailed your scope of work, you’ll find surprises behind the walls. The question isn’t if, it’s when.

Your contract needs a change order process built in. How are additional costs approved? What’s the timeline for presenting them? Who provides the estimates? If it’s not in writing, you’re negotiating from scratch every time.

Always budget 15-20% extra for the unexpected. That cushion keeps you from making desperate decisions under pressure when a contractor threatens to walk.
The reality of renovations? You can do everything right and still end up in situations like this. But being prepared means you negotiate from a position of strength, not panic.

Then the trolls showed up.
“Landlords are parasites.” “You’re the reason housing is unaffordable.” “I hope your tenants destroy your property.”

Every post about raising rent brings threats. Every story about property damage gets blamed on me for “exploiting people.” Every win gets twisted into proof I’m part of the problem.

I’ve had people tell me I deserve to lose everything. That my tenants should stop paying rent. That I’m a greedy leech for... running a business?

The worst part? I’m not some corporate landlord with hundreds of units. I’m a millennial who started with one duplex and worked my way up while still working a full-time job. I self-manage every property, respond to maintenance calls at midnight, and genuinely care about providing quality housing.

But nuance doesn’t exist on the internet.

Here’s what keeps me posting anyway: for every troll calling me a parasite, there’s a beginner landlord in my DMs saying “thank you for showing the real side of this.”

Because when I first started investing four years ago, I felt blindsided by what I saw online.Everyone made real estate look passive. Easy. Like you buy a property, collect rent checks, and watch wealth build itself.

Nobody talked about the maintenance calls, the contractor no-shows, the tenant who sues you over $500, or the constant attacks just for being a landlord.
I wanted to create something different. A place where mom-and-pop landlords, DIY investors, and people managing their own properties could see the REAL behind-the-scenes without judgment.

The trolls can keep commenting. I’ll keep showing up for the people who actually want to learn.

Her: “Well, if you don’t want to get calls like this, maybe you should fix the siding on your house.”

I literally laughed out loud.

Here’s what makes this even more ridiculous: this is the first home I ever bought. My 2-family house hack that launched my entire real estate investing career.

Both units are fully occupied with great tenants paying strong rent. I locked in a COVID-era interest rate. The property cash flows beautifully.

Why would I sell?

🔹 Tenants get a full heads-up: who’s coming, when, for how long — it’s non-negotiable
🔹 I only pay for labor — or work with someone who takes credit so I can earn the points
🔹 Contractors demanding early payment? Only if it comes with a discount and updated terms
🔹 If the scope of work doesn’t mention drywall screws, it’s not detailed enough
🔹 Demo first, then quote — to avoid “we didn’t know that was behind the wall” change orders
🔹 The contract includes clean site standards — common areas broom-swept daily or there’s a financial penalty
🔹 Any damages (like popped tires from nails)? Contractor pays, not me
🔹 If they damage finished materials I bought, they either replace it or reimburse me

But I couldn’t just say yes on the spot. Here’s what went through my head:

🚫 Liability: Even a kiddie pool is a huge insurance risk. If someone slips, gets hurt, or worse... I’m exposed as the property owner. I’ve seen landlords get sued over less.
💧 Water bill: I pay for the water at this property. A blow-up pool can spike the bill fast, especially when they refill it every few days in the summer heat.
📜 Lease terms: If it’s not explicitly covered in the lease and something goes wrong, I’m in a tough spot legally.

So I told her, “Let me check with my insurance company first.”

Called them. Explained the situation. They actually approved it with some conditions (proper supervision, certain size limits, etc.). So I called her back and said yes.

But here’s where it gets interesting: My tenant was totally understanding. She appreciated that I checked and got back to her quickly with a yes.

But when I shared this story before? The comments lost it. People called me a slumlord for not saying yes immediately. Said I was “overcomplicating a kiddie pool” and “ruining summer for kids.” That I should’ve just trusted it would be fine.

Here’s the thing — I did say yes. I just took 24 hours to make sure we were covered. But apparently, that made me the villain.

I ended up calling the business, explaining the issue, and they decided to move the line to the other side of the building (opposite of the block my rental was on). Problem solved.

But here’s where people will disagree: Some say I overstepped. That I should’ve told my tenant to call the cops or deal with the bar herself. That getting involved makes me a “helicopter landlord.” Others say I did exactly what a good landlord should do—protect my tenant and my property from the comfort of my vacation.

Here’s what the last 11 months, 3 contractors, and 3 renovations taught me:

1️⃣ The cheapest bid always costs you more later. Every. Single. Time.
2️⃣ Scope creep is real. If it’s not in writing, it’s not happening.
3️⃣ Your energy sets the tone. One of my favorite quotes from Robert Kiyosaki is, “When emotion goes up, intelligence goes down.” And I’ve learned that to be painfully true in real estate. The more emotional you get, the less control you have.

At the end of the day, every project teaches you how to lead better — how to ask better questions, how to protect your margins, and how to trust your gut.

Because the truth is, renovation isn’t just about building houses — it’s about building resilience. 🧱

The utility company switched my building’s meter numbers. Nobody noticed for 3 months.

I’m reviewing my books last week and notice I’m somehow paying utilities for one of my tenants. I’m kicking myself because I clearly remember seeing proof they set up their account before move-in.

Before jumping to conclusions, I call him to ask what’s going on.

He immediately goes off about how upset he is. Turns out, he’s been trying to get his bill corrected for months, but the utility company refuses to help because his email isn’t tied to the account.

That’s when we figured it out: the utility company had switched the meter numbers for the entire building.

So tenant A was getting free electricity for three months while tenant B unknowingly paid his bill. And I was getting charged for tenant B’s usage.

Complete chaos.

I ended up calling the utility company myself, explained the mess, and gave each tenant specific steps to get their accounts corrected with proof of the meter mix-up.

The lesson? When you’re helping tenants set up utilities, don’t just match apartment numbers to accounts. Make them verify the actual meter numbers with the utility company.

Because apparently, utility companies can just... switch things around without telling anyone.

House hacked properties 1 & 2 (let tenants pay my mortgage)

Used that cash flow to fund property 3

Kept stacking deals, one at a time
Scaled from 2-units to a 4-unit by year 4

The result?
→ 5 properties
→ 10 total doors
→ 100% owned (no partners, no split equity)
→ All closed between age 26-29

Everyone loves to say “just try to fix it yourself first”... but here’s the reality 👇

Tenant puts in a maintenance request: “Kitchen sink is clogged.”

I send a plumber out within 24 hours.

The plumber calls me: “There’s no clog. The sink drains fine. But I can sell you this specialty $100 Drano treatment to prevent future issues.”

Wait... what?

So the sink wasn’t actually clogged. And now he’s trying to upsell me on premium drain cleaner?

Hard pass.

This is exactly why I self-manage.

When you’re a newer investor or homeowner, it’s easy to fall for these tactics. You don’t know what’s normal, what’s urgent, or what’s completely unnecessary. Contractors can smell inexperience—and some will absolutely take advantage of it.

But when you self-manage and stay hands-on? You learn fast. You start to see through the smoke and mirrors. You know when something’s a real issue versus when someone’s just trying to pad their invoice.

Could I have outsourced this call to a property manager? Sure. But then I wouldn’t have caught the upsell. I wouldn’t have learned that this plumber isn’t trustworthy. And I’d be out even more money for the middleman.

Self-managing isn’t always easy—but it makes you sharper, faster, and way harder to manipulate.

Here’s what I learned:
✅ Not every maintenance request is actually an emergency
✅ Some contractors will try to upsell you on problems that don’t exist
✅ Asking “what exactly is the issue?” upfront saves unnecessary service calls
✅ Tenants genuinely can’t always tell the difference between slow drainage and a real clog
✅ Being hands-on protects you from getting taken advantage of

Self-managing teaches you what’s real and what’s nonsense. And that knowledge is worth more than any service call.

Q3 wrap-up: reflection, growth, and a major pivot 🔑

Now that Q3 has officially closed, I’m taking a moment to reflect on everything we accomplished—and honestly, it’s been one of our biggest quarters yet.

✅ Full occupancy achieved. We welcomed our final tenant of the year, which means all units are occupied and we won’t have to think about turnover until May 2026. That’s stability we’re grateful for.

✅ Dallas changed the game. After feeling a bit stagnant in our business, we flew to Dallas for the Limitless Conference. We walked away with tactical insights that completely shifted our strategy—residential assisted living being the big one. We’re implementing this in Q4 and beyond.

✅ We’re becoming our own tenants. Plot twist: we started renovating the final unit of our historic 4-family home... and WE’RE moving into it. (Want the full story? Drop a comment and I’ll spill the details 👇)
