It was dated.�And we told ourselves:�“It’s fine. We’ll just fix things as they come up.”

1. 4-unit+ buildings only More doors per building means simpler management, lower cost per unit, and stronger returns. Instead of owning 10 single families across 10 locations, you own 3 buildings and run them like a business. Less headache, more scale.

2. A+ neighborhoods only Don’t chase cheap — chase quality. A+ neighborhoods mean higher rents, stronger appreciation. The neighborhood does half the work for you long term.

3. Furnish your units and offer mid-term leases: Same asset, same square footage — but significantly more cash flow. Mid-term rentals (30-90 days) attract traveling nurses, corporate workers, and relocating families. It’s one of the most underrated strategies

4. Build your team before you need them: Find the top realtors, contractors, and attorneys in your market before you ever need them. When the right deal hits or something goes wrong — and it will — you’ll be able to handle any situation confidently instead of scrambling.

5. House hack your first unit: A multifamily allows you to put less money down as an owner-occupant. Live in one door, rent the others, and let your tenants cover your mortgage while you build equity. It lowers the barrier of entry.

6. BRRRR every deal Buy, renovate, rent, refinance, repeat. The goal is to pull your capital back out and redeploy it into the next deal. When you do this right, your money never stops working and your portfolio grows without needing fresh cash every time.

After 5 years building my portfolio, I wish I knew this on day one.

I got a video from one of my tenants—straight from her Ring camera. Drunk college students stumbling out of the pub down the street, trespassing on our property, and peeing on the side of the house. Again.

Look, I get it—it’s freezing out. But this keeps happening.

Now technically, this wasn’t my fault. And the bar owner can’t control what people do after they leave. But I’m still the landlord—and I felt responsible.

So I picked up the phone, called the pub owner, and calmly explained what was going on. To my surprise, he was super receptive. We got on the same page and came up with a few ideas to reduce the chaos.

And here’s the thing: When I told my tenants what I’d done—they were genuinely grateful. They felt heard. They felt protected.

Moral of the story? Even when it’s not technically “your problem,” showing up, taking action, and reporting back builds serious trust. That’s how you turn tenants into long-term renters.

Here’s how you can apply this:
1. Listen to your tenants. Let them vent. Don’t brush it off.
2. Take action—even if it’s just one call.
3. Follow up and report back. They need to know you’re in their corner.

Leadership isn’t about control—it’s about care. And tenants feel that difference.

This winter has been brutal for snow. We’ve gotten hit hard, and it’s been relentless.

In past leases, I used to split snow removal responsibility: anything over 4 inches was on me, anything under was on the tenants. I’d provide them with salt and shovels, and some winters it worked in their favor, some winters it worked in mine.

This year, I changed all my leases to make snow removal 100% the tenant’s responsibility.

But then Christmas came around, and we’d just gotten dumped on. I thought, “You know what? It’s the holidays. Let me help them out.”

So I hired someone to come shovel all the pathways. I didn’t tell my tenants I was doing it—I just wanted to do something nice without making it a thing.

The pathways got cleared. Problem solved. Or so I thought.

Then I got a message from one of my tenants.

They were concerned because they weren’t sure if the salt that was used was dog-safe. Then came the lecture about how poorly the shoveling job was done and how the wrong type of salt could harm their dog.

Now look—I’m a dog person. My dog IS my entire personality. I literally put snow boots on my pup when we go on walks because I don’t want to take any risks with their paws. I get it.

But here’s what got me: I wasn’t required to shovel. It wasn’t in the lease. I paid someone out of my own pocket to do them a favor during the holidays.

And instead of “thanks,” I got criticized for the quality of the work and the type of salt used.

Here’s what I learned: sometimes doing extra for tenants sets expectations you didn’t intend to create.

When you go above and beyond what’s required in the lease, some tenants see it as the new standard rather than a gesture of goodwill. And when it’s not done to their exact specifications, you become the problem.

I’m not saying don’t ever help your tenants out. But I am saying: if you do something that’s not in the lease, make it clear it’s a one-time favor, not a new obligation.

I had two choices: pay what felt like an inflated surprise bill, or scramble to find a new contractor mid-renovation and risk even more delays and costs.

So I stayed up until 10 PM negotiating. Pulled out our original contract, went through past conversations, and pushed back on every line item I could challenge.

After hours of back and forth, we finally reached a compromise. But it was one of the hardest lessons I’ve learned about managing contractors.

Here’s what I wish I knew before signing that contract:
Change orders aren’t optional—they’re inevitable. No matter how detailed your scope of work, you’ll find surprises behind the walls. The question isn’t if, it’s when.

Your contract needs a change order process built in. How are additional costs approved? What’s the timeline for presenting them? Who provides the estimates? If it’s not in writing, you’re negotiating from scratch every time.

Me: “Do you want to write me a $130,000 check to fix it?”

Silence. Then she hung up.

Here’s what makes this even more ridiculous: this is the first home I ever bought. My 2-family house hack that launched my entire real estate investing career.

Both units are fully occupied with great tenants paying strong rent. I locked in a COVID-era interest rate. The property cash flows beautifully.

Why would I sell?

Of course the siding needs work—it’s a 100-year-old property. That’s WHY wholesalers target it. They’re hoping I’m desperate enough to sell below market value.

Now? Here’s what I always do:

🔹 Contracts are detailed down to door sizes, trim styles, paint methods, and what’s built to code
🔹 Tenants get a full heads-up: who’s coming, when, for how long — it’s non-negotiable
🔹 I only pay for labor — or work with someone who takes credit so I can earn the points
🔹 Contractors demanding early payment? Only if it comes with a discount and updated terms
🔹 If the scope of work doesn’t mention drywall screws, it’s not detailed enough
🔹 Demo first, then quote — to avoid “we didn’t know that was behind the wall” change orders
🔹 The contract includes clean site standards — common areas broom-swept daily or there’s a financial penalty
🔹 Any damages (like popped tires from nails)? Contractor pays, not me
🔹 If they damage finished materials I bought, they either replace it or reimburse me

This might sound harsh — but when you’re renovating a unit in a building where tenants still live, it’s a liability. And as the owner, you’re the one who pays for everyone’s mistakes unless you plan for them in advance.

So now I’m wondering: Is this my fault for having an old house? Or is this the city’s fault for choosing the absolute worst time of year to displace every rodent in the neighborhood?

But I couldn’t just say yes on the spot. Here’s what went through my head:

🚫 Liability: Even a kiddie pool is a huge insurance risk. If someone slips, gets hurt, or worse... I’m exposed as the property owner. I’ve seen landlords get sued over less.
💧 Water bill: I pay for the water at this property. A blow-up pool can spike the bill fast, especially when they refill it every few days in the summer heat.
📜 Lease terms: If it’s not explicitly covered in the lease and something goes wrong, I’m in a tough spot legally.

So I told her, “Let me check with my insurance company first.”

Called them. Explained the situation. They actually approved it with some conditions (proper supervision, certain size limits, etc.). So I called her back and said yes.

But here’s where it gets interesting: My tenant was totally understanding. She appreciated that I checked and got back to her quickly with a yes.

But when I shared this story before? The comments lost it. People called me a slumlord for not saying yes immediately. Said I was “overcomplicating a kiddie pool” and “ruining summer for kids.” That I should’ve just trusted it would be fine.

Here’s the thing — I did say yes. I just took 24 hours to make sure we were covered. But apparently, that made me the villain.

My husband and I for the first time checked something so special off our bucket list—our very first Formula 1 Grand Prix. But of course, whenever you go and do something as a landlord, it’s like your tenants know and you always get a phone call. They can be quiet as a mouse until you leave for vacation.

I get a call that drunk college students are coming into the yard and peeing. I guess they must have pre-gamed, walked on over to the townie bar, and while waiting in line they needed to go so they found a place close enough to hold their spot in line but far enough away to not be seen by friends.

My tenant called me obviously disgusted and upset. In that moment, I had two options: tell her that she needs to handle it herself, or I could call the business and try to work out a deal.

I ended up calling the business, explaining the issue, and they decided to move the line to the other side of the building (opposite of the block my rental was on). Problem solved.

But here’s where people will disagree: Some say I overstepped. That I should’ve told my tenant to call the cops or deal with the bar herself. My husband and I for the first time checked something so special off our bucket list—our very first Formula 1 Grand Prix. But of course, whenever you go and do something as a landlord, it’s like your tenants know and you always get a phone call. They can be quiet as a mouse until you leave for vacation.

I get a call that drunk college students are coming into the yard and peeing. I guess they must have pre-gamed, walked on over to the townie bar, and while waiting in line they needed to go so they found a place close enough to hold their spot in line but far enough away to not be seen by friends.

My tenant called me obviously disgusted and upset. In that moment, I had two options: tell her that she needs to handle it herself, or I could call the business and try to work out a deal.

I ended up calling the business, explaining the issue, and they decided to move the line to the other side of the building (opposite of the block my rental was on). Problem solved.

But here’s where people will disagree: Some say I overstepped. That I should’ve told my tenant to call the cops or deal with the bar herself. That getting involved makes me a “helicopter landlord.” Others say I did exactly what a good landlord should do—protect my tenant and my property from the comfort of my vacation.

In New England as the temperature starts to drop this is not totally uncommon but definitely something you want to avoid.

After a couple months, my tenants who had just moved in asked me if they could adopt a dog. Of course I said yes, but I couldn’t help but think if the dog has anything to do with it since 4 other groups of tenants lived in this unit prior to this group with no issues.

And here’s the kicker: All those other tenants had pets too.

Either way, we hired a pest control professional and paid for it ourselves. Reality is, it doesn’t matter what caused the mice—we took it on the chin, paid the fee.

The tenants want to see a professional and it allows us to work ON the business and not IN the business.

But here’s my question: Should I have said no to the dog?

If you allow pets and then pests show up, who’s really responsible? The landlord for saying yes? The tenant for not keeping dog food sealed? Or is it just bad timing?

I just made a $300 mistake. 😭

Yup. That’s me right now.

My husband asked me to measure the windows so we could run to Home Depot and grab blinds. Easy enough, right?

Well… apparently not.

I used our laser measure — feeling all professional — but didn’t realize the setting that accounts for the length of the device itself was turned off.

So every single window I measured came out about 4 inches short.

Fast forward to today, and we now own $300 worth of blinds that don’t fit any of our windows.

And listen — I share this because this is the side of real estate no one really shows you. It’s not just the wins or the “we closed!” moments.

It’s the small mistakes, the missed details, and the lessons you only learn by doing.

At least now I double-check my tools before I act like I know what I’m doing 😅
