In fact, about 71.6% of ARM borrowers had an opportunity within five years to refinance into a 30-year fixed mortgage at least 0.5 percentage points lower than their original rate.

But that doesn’t mean an ARM is automatically better.

You still need to understand:

→ Rate caps

→ Your expected time in the home
→ Your ability to handle payment changes
→ What happens if rates DON’T fall

The takeaway?

**Don’t choose a mortgage based on what sounds safest. Choose based on the numbers, your timeline, and your risk tolerance.**

If you own a historic home, a multi-unit rental, or any property with loud, squeaky stairs, this is one of the easiest upgrades you can make for tenant comfort and noise reduction. Here’s what I didn’t understand when I started: the busier and better-paid you are in your day job, the LESS you can afford to fill fast at below-market rent. The math looks safe on the front end. It costs you your sleep on the back end.
The tenants aren’t the problem. The setup is.
So I built a system around three rules I now run before I place any tenant:
1. Update everything before you list. New paint, new fixtures, tighten every knob, replace anything on its last legs. It costs money up front. It saves you from years of “the drawer under the sink is broken” texts — and it lets you list at the top of the market.
2. Put a maintenance protocol in the lease itself. All requests go through a form. Emergencies get a dedicated emergency number. That single clause turns “call me at 11 PM about a light bulb” into “submit a ticket.” Same request. Completely different weight on my time.
3. Quarterly proactive checks. Every 3 months, I go through the unit and catch anything before it becomes a call. Heat before winter. Gutters in spring. AC in summer. Prep in fall. Every visit is on my calendar, not the tenant’s.

1. The 1031 exchange One day left on our 45-day identification window. This process is not for the weak — finding three properties that fit the criteria took every one of those 45 days. We did it. Paperwork goes back today.
2. Two historic properties I’ve been working on these for over a year and a half. The best way to describe it: walking through fog. You get a bite, the fog lifts, you take one more step — and then can’t see again.
One of them is finally close. We’re about to submit an offer. It’ll be one of our three identified 1031 properties. Happy to share more once we hear back.

1. Refinance We bought our 4-family in 2024 as a fully occupied investment property. Since then: extensive renovations, our first round of tenant turnover, and the decision to move in ourselves. We’re finally getting around to the refinance — just waiting on the appraisal to be scheduled.
2. The laundromat Before Ireland, I toured a business for sale that checks every box I’ve been waiting on for two years of underwriting.

I told her to do neither.

Because in that moment, the decision had nothing to do with the lease. It came down to three things:

2. Every strong applicant was relocating for work at a nearby major employer. Nobody wants to ship a couch across the country for a 12-month lease.

3. The math. Previous rent: $2,400/month. New furnished rent: $2,700. +$3,600 a year. A 12.5% raise. The furniture pays itself back in about 5 months. Most furnished conversions take a year or more to pencil.

The 7 days of vacancy cost me about $600. Filling it fast at the old rent would have “saved” me that $600 — and cost me $3,600 next year.

The lesson wasn’t vacancy is good. It was vacancy is a rate. Rent is a trajectory. Don’t optimize the rate at the expense of the trajectory.
